Our services start from as low as 30 cents per square foot for Strip & Wax, and as low as 12 cents per square foot for high speed burnishing (floor buffing) services.
In order to provide an accurate estimate, a lot of additional factors have to be considered. This is why we ask to come on site to see your floors and offer you a FAST and FREE estimate!
The bigger the job, the lower the price per square foot. If you need to strip and wax the floor in a large building, you can expect lower prices per square foot. However, if you are looking to strip and wax a relatively small area, the prices are usually higher per square foot.
If you are looking for a maintenance contract, like buffing the floor once or twice per month, or scrubbing and re-coating services once a quarter, we will offer you a discounted price for repeat services.
Preparation for the job takes time. When estimating the price, we consider how much time we will need in order to prepare for the job. If the job site is on the first floor, it takes less time to bring the equipment there than bringing the equipment to the 10th floor, up an elevator. If the job site has a hallway that has carpet on the sides, we will need to tape off the carpeted area for protection. This requires additional time and will be calculated into the price.
When there is a lot of old wax build-up from improper care or a previous poor wax job, we may have to strip the floor more than once to fully remove all the residue and wax, therefore additional products and labor will be calculated into the price.
If a cleaning company has to also move furniture (tables, chairs, mats, etc) before and after the job, the price is usually higher, up to 20%. In order to save money, we recommend doing the moving in-house. The Floor Doctor never moves any furniture, both for insurance purposes and for time effectiveness, so you will not see additional charges for this.
If there are a lot of fixtures that are staying in the room (refrigerators, furniture, equipment) during the strip and wax process, additional time will need to be spent working around them or moving them and the price may be higher.
It's preferred to hire local companies if you want to save on stripping and waxing services. Companies that are further away may count the travel time and fuel expenses into the final price, or include an out a town fee. The Floor Doctor is based out of San Antonio, Texas. The more edges in the room, the more time that is neccessary to use edge tools and scrapers in order to remove wax edges and corners. Rooms with many divisions and islands may take significantly longer to strip than a simple room with 4 walls and no fixtures, so this is calculated into our estimate.
You might have heard the term, “Top Coat” before. A top coat is a less intensive maintenance process that uses a mechanical stripping process to remove the top 1-3 coats of wax and is then re-applied. A standard strip and wax job using chemical stripper generally takes at least twice long as scrubbing and re-coating, so choosing a top coat when ever floors are in a suitable condition can reduce the price by up to 50%.
Is the floor new or old? It's usually easy to strip new floors, therefore the prices are lower for stripping new floors. Older floors may have been neglected, or may have a lot of wax buildup, and will require additional time. The average price for stripping older floors may be higher, depending on their condition.
If there are a lot of stains on the floor, like rust, paint, or adhesive residue, or if the surface of the floor is uneven and or heavily damaged, additional detail cleaning labor will be considered in the price.
If there are a lot of electric outlets on the floor, we will need to tape them off so the stripping solution and water doesn't cause any damage.
